 Colorado Station General Development Plan
About the Colorado Station GDP
The Colorado Station General Development Plan (GDP) is an important collaboration between one of the more significant property owners (Primary GDP Area) and the City and County of Denver (Secondary GDP Area).  The GDP establishes a clear vision for future reinvestment of approximately 90 acres of land surrounding the Colorado Light Rail Station at S. Colorado Boulevard and I-25.  The goal is to create a successful transit-oriented development that adds value to the transit investment, creates land use and transportation choices and creates a unique identity for the station area.
 
Key recommendations of the plan include strategies for improving access in the station area for pedestrians, bikes, cars and buses.  A desired development program consists of almost 4 million square feet of commercial (office, retail, hotel) and 1.6 million square feet of residential (approx 1,500 units) and 145,000 open space.  The station area is envisioned to provide an employment center with supporting commercial and residential opportunities.  Development is concentrated closest to the station with a decrease in intensity near adjoining neighborhoods.  The open space system offers primarily urban plaza space and an active streetscape environment.
