A Great Neighborhood for All
Shea Properties plans to create a remarkable neighborhood for all ages, while complementing and enhancing the existing areas surrounding it. The proposed plan endeavors to create 9th Avenue as Denver's next great neighborhood. The redeveloped site will offer streets, pedestrian walkways and open-space systems that link the site internally and connect the site externally to the surrounding neighborhoods and the City as a whole. Neighborhoods, both old and new, will share a connection to the character of the area.

They envision a vibrant mix of housing, employment opportunities, neighborhood shopping and eating establishments and other uses. As the confluence of the surrounding neighborhoods, the site will provide an inviting and welcoming place to stroll, sit, shop, eat and live. They are paying special attention to transportation in the area, addressing the mobility needs of pedestrians, motorists, service, delivery and emergency vehicles and mass transit. Preliminary plans do include the preservation of some historic buildings.

Shea Properties has been meeting with neighborhood groups and business organizations in order to garner input to provide a comprehensive neighborhood development plan. Once technical review meetings have been held with the City of Denver, Shea will host a variety of public meetings to unveil the proposed new development plans for the site.

Initial Research
While developing the conceptual plan, Shea met with every Registered Neighborhood Organization (RNO) board surrounding the site to gain input. They also surveyed more than 5,000 residents in the area surrounding the campus and to date; have received more than 500 completed surveys, and numerous phone calls and e-mails with specific questions and comments. They asked for your input on retail uses, design elements, preservation issues, residential components and neighborhood outreach.

About Shea Neighbors
Shea believes that neighborhood outreach provides the foundation for the success of this project. To that end, Shea has created a separate entity called Shea Neighbors. Shea Neighbors will be an outreach organization focusing on gathering input and dispensing information to area stakeholders. Stakeholders include neighbors, businesses, hospitals and transit organizations.

The surrounding neighborhoods will be continually updated about the happenings at the site. Shea Neighbors has created an interactive Web site full of helpful information. The Web site contains up-to-date information on the 9th Avenue project, renderings, news releases, ideas on how to get involved as well as an area to share your opinions. Additionally, Shea Neighbors will distribute a newsletter to all interested parties. The newsletter will be available on the Web site in an electronic version.

How to Become Involved
Shea Neighbors will organize stakeholder committees that will be led by the Colorado Boulevard Healthcare District community board, conduct neighborhood meetings and offer proactive communication. Through a newsletter and their Web site please look for opportunities to join these stakeholder committees so that your ideas and opinions are heard.
