Multi-Family and Commercial Construction Projects

Submit your concept for review by  the Development Services Review Team
Submit your concept in person at the Development Services counter or through our online ePlan service.  A project coordinator will be assigned to help you through the entire development process.
 
You may be able to complete the process and get your permits today if your project:
  • is valued under $300,000
  • is not new construction
  • has no structural alterations
  • has no change of occupancy
  • has no food service applications

Attend your concept review meeting
Your Project Coordinator will schedule a meeting with you and the project review team within two weeks of receiving your concept.  In this meeting, the team will discuss any potential conflicts or issues, and you'll be provided with detailed requirements to move your project on to the formal review phase.

 

Submit detailed plans for formal review
Once your detailed plans are ready, they will be reviewed by a team of experts to ensure they meet all required standards and codes. Your project coordinator will inform you of any issues that need to be resolved, as well as any additional approvals or permits (aside from a Building Permit) you might need.
 

Once your plans have been approved, they'll be submitted on record with the City Clerk and Recorder, and all appropriate permits will be issued for you to begin building.
 

Before building begins, learn about the regulations for neighborhood construction, detouring traffic, managing trash and debris, and more. Also, attending a pre-construction meeting is required to discuss the construction process.
 

Your project will need to be inspected to ensure it meets all Denver Building Codes, Chapter 59 of the current Denver Zoning Code as well as national and International Codes
 

When all inspectors have signed-off and all other requirements are met, your Certificate of Occupancy will be issued. Then your project is complete!
