River North Area Plan

Plan adopted June 2009

South Platte RiverNotably the first area for which a plan was adopted pursuant to the City’s Blueprint Denver plan, the industrially-gritty River North neighborhood is supported by two defining physical attributes-the South Platte River greenway and the neighborhood’s main transportation arterial, Brighton Boulevard.  Hemmed in by train tracks on all sides, these amenities create a ”double-spine” in River North with potential to attract new and re-investment aimed at increasing the residential and mixed-use component of River North, with the neighborhood’s northeastern boundary focused on industrial business retention.

Already home to an evolving River North Arts District (known as RiNo) as well as the newly constructed creative-office and residential community known as TAXI, River North’s evolution is expected to continue over the next twenty years through transit oriented development near 38th and Blake, as well as a mixed-use development at Denargo Market near the corner of 29th and Brighton Boulevard.

The Denargo Market General Development Plan, located at the intersection of 29th Street and Brighton Boulevard, is one of the first implementations of the River North Area Plan.  The intent of the plan is to create a vibrant mixed-use project, incorporate context-sensitive architectural concepts that transition the project from Downtown to River North and other process improvements that enhance the connectivity within and outside the project..
