Purpose of the Draft Plan
The University Park Small Area Plan was adopted by Denver City Council on September 8, 2008.
The University Park Small Area Plan articulates near and long-term goals, issues, and recommendations for the future development of University Park. It provides a framework, and establishes implementation strategies that will direct the University Park neighborhood toward its vision as a vibrant, diverse, and cohesive community where people live, work, recreate, and celebrate the neighborhood’s heritage. Urban form, land use, historic preservation, open space, zoning, mobility, and multi-modal transportation are key areas addressed in the plan.
The plan is intended to promote land use patterns, urban design, circulation, and infrastructure that contribute to the economic, social and physical health, safety, welfare and overall quality of life of the people who live and work in University Park. The University Park Neighborhood Plan addresses issues and opportunities at a scale that is more refined and more responsive to specific needs than the City’s Comprehensive Plan. The University Park Neighborhood Plan serves as a supplement to the Denver Comprehensive Plan 2000.
The plan is neither an official zone map, nor does it create or deny any rights. Zone changes that may be proposed as part of any development should be consistent with this plan and must be initiated under a separate procedure established under the City and County of Denver’s Revised Municipal Code.
Location
The University Park Statistical Neighborhood is situated in southeast Denver. University Park is bordered on three sides by major arterial roadways (Interstate 25 to the north, South University Boulevard to the west, and South Colorado Boulevard to the east); Yale Avenue to the south, bisected by East Evans Avenue; and flanked by the University of Denver, the University Light Rail Station, and the Colorado Light Rail Station.
