Sheridan Station Area Plan Adopted at City Council!

Thank you for all of your hard work and ideas over the past two-and-a-half years! The Sheridan Station Area Plan documents the result of many months of work with community stakeholders. Your involvement has given us a plan that will help us meet the goals of Blueprint Denver and guide change near the future Sheridan light rail station.
The Sheridan Station Area Plan was presented at a Planning Board public hearing on December 17th, 2008. At the public hearing, the Planning Board unanimously approved the Sheridan Station Area Plan.
The approved plan was adopted by City Council on Monday, June 8th 2009.
Please continue to stay involved as we move towards implementing the goals and concepts of the Sheridan Station Area Plan.
Plan Goals:
- Support Colfax redevelopment
- Leverage Lakewood Dry Gulch as amenity
- Attract more mixed-income and market rate housing
- Create an attractive Sheridan Boulevard as the main north-south connector
- Enhance coordination with the City of Lakewood and regional partners
Plan Elements:
- Compact mixed-use residential near the station, along Sheridan Boulevard, and the edge of Lakewood Gulch -allow the most intense development at Colfax Avenue, near the station and along Sheridan Boulevard
- Encourage reinvestment to enhance the urban neighborhoods to the northeast and southeast
- Bring building fronts and entrances to the sidewalk
- Restore local street access at 13th Avenue and Sheridan
- Develop street frontages and better access to Lakewood Gulch
- Coordinate with Lakewood and CDOT on pedestrian, streetscape and roadway improvements to Sheridan Boulevard
- Develop north-south intersecting bicycle routes to the regional Lakewood Gulch Trail
- Improvements to 10th Avenue should include “sharrows” identifying the D-12 bicycle route
- Prioritize pedestrian improvements to Sheridan Boulevard
