The 200, 234 Columbine St. and 2600 E. 3rd Ave. Regulating Plan (also known as "250 Columbine") is located on approximately 1.4 acres on the east side of Columbine Street between 2nd and 3rd Avenues in Cherry Creek North. The overall concept under this plan is to create a mixed-use development across the entire half-block. The regulating plan establishes a variety of transitions between the area of the plan and adjacent land uses. It is consistent with the adopted plans for this site. The regulating plan was required as a condition of the zoning on this property.
