River North Open Space

This property is located adjacent to the South Platte River in the Brighton Boulevard area just north of downtown Denver and within half-mile of the 38th and Blake Street FasTracks station. The current and historic industrial use property was sought and ultimately acquired by the City using a $1,000,000 grant from Great Outdoors Colorado (www.goco.org)  to become open space and park land along the South Platte River, consistent with the River North Master Plan. The master plan was completed in April 2009 and had a substantial community engagement component to the plan development process.

The environmental assessment grant funded both a phase I and phase II environmental site assessment of the property. The Phase I ESA was completed in January 2010. Based on report recommendations, a phase II subsurface investigation was conducted and completed in May 2010. In the fall of 2010, the City completed its acquisition of the property.

Report Findings
Based on the findings in the phase I report, a phase II subsurface environmental investigation was conducted to determine if soil and groundwater contamination could be confirmed and the preliminary extent of contamination. The phase II report concluded that there was no groundwater contamination and that soil contamination was relatively minor and localized.

Redevelopment Plans
Denver Parks and Recreation does not currently have conceptual plans for the open space, however the River North Master Plan [http://www.denvergov.org/Portals/626/documents/RINO.pdf] provides a vision to potential transformations along the South Platte River.
