Broadway Station
 Station Area Successes  


    

 Gates East GDP

Prepared a General Development Plan for a 29 acre redevelopment site, building upon the station area plan by providing more detail on land use and infrastructure improvements. The Gates East GDP encompasses parcels south of I-25 and east of Broadway Ave.

 

 Cherokee GDP

The Cherokee redevelopment envisions the reuse of the former 69-acre Gates Rubber Factory industrial site and includes the existing RTD multi-modal site and the city-owned Vanderbilt Park-East. The guiding principles of the project are to create a mixed-use urban village, maximize transit opportunities, remediate the site’s environmental problems, and reconnect with the surrounding communities.

 

 Alexan Broadway Station Development

The development consists of three five-story apartment buildings encompassing 525,000 square feet that wrap around a six-story, 202,000-square-foot precast parking garage. One of the three buildings contains 60 units of affordable housing and about 10,000 square feet of retail space on the ground floor. The remaining units are all market-rate rentals.

Broadway Station Snapshot

Broadway Station is located along I-25 just west of Broadway Ave. The station serves as a transfer station connecting both the Southwest and Southeast Corridors.  The station provides service to multiple neighborhoods. Broadway Station is considered a Major Urban Center station type.

The Cherokee redevelopment envisions the reuse of the former 69-acre Gates Rubber Factory industrial site and includes the existing RTD multi-modal site and the city-owned Vanderbilt Park-East. The guiding principles of the project are to create a mixed-use urban village, maximize transit opportunities, remediate the site’s environmental problems, and reconnect with the surrounding communities. At build-out the project will contain 2,000 to 4,000 dwelling units and 2 to 4 million square feet of commercial space.
