The Denver Zoning Code establishes standards for size and location of structures; uses within structures or unenclosed uses: and required off street parking for allowed uses. Zoning Administration reviews plans and permit applications for compliance with code established standards.
In most cases a zoning permit review and approval is needed prior to issuance of a building permit to construct or alter a structure. A Zoning Use review and permit is needed whenever a use within a building, or an unenclosed use, is changed or expanded, and to record changes of ownership. Development review coordinates a Zoning review and reviews by other city and regional agencies whenever proposed construction or change of use triggers code required improvements to site features such as vehicular access, off street parking and/or parking lot landscaping.

Zoning and Neighborhood Inspections
NIS inspects private property for compliance with use and development provisions of the Denver Zoning Code. Learn more under Neighborhood Concerns. 
 
Re-Zoning
Rezoning refers to changes made to the official zoning map and the zoning code text. Rezoning includes zone map amendments and zone language amendments. Applications are processed by the Plan Implementation section of Planning Services.
