Forms and Fees

Please note that if you simply fax, mail, or email your application, you do not have a hearing date and do not have a case filed with the Board of Adjustment. Filing fees must be paid before your case is officially filed with our office. 

Filing fees may be paid either in person with the CPD cashier or online. The cashier accepts Visa, MasterCard and Discover Card, Cash and personal checks.  Checks must be made payable to "Manager of Finance".  Payment may not be made by phone.

Please note that the Cashier closes at 4:00 pm and in person payments must be made before their office closes.

Applications

Application forms available for download. Please complete and submit the application to the office of the Board along with all required documents to begin a case with our office.  Email the completed application and all necessary documents to boacontact@denvergov.org.  

If you need to file your application by mail or in person, please reach out to our staff at boacontact@denvergov.org or 720 913-3050.  t is also possible to have your initial filing submitted by mail. Please contact our staff about this process. 

Be sure to indicate the type of relief you are requesting from the Board, and to fill out all applicable fields.

Filing Fees

The following fees are being charged under 12.3.3.4.B., Denver Zoning Code:

  1. $100.00: For the following a one hundred dollar fee shall be charged.
    1. Enclosures of balconies of individual units of multiple unit dwellings;
    2. Special Exceptions for the keeping of animals only;
    3. Six Month Delay of Enforcement under Section 12.2.6.7. from cease and desist orders from Neighborhood Inspection Services for violations not eligible for Variance or Special Exception, including inoperable, dismantled or other non-permitted vehicles, trash or junk on the property, unpaved or unscreened parking, and unrelated persons.
  2. $150.00: For the following a one hundred fifty dollar fee shall be charged.
    1. Variances for minor construction including fences and detached sheds;
    2. Variances for excess number of vehicles, oversized vehicles such as overlength recreational vehicles, and the location of detached campers, trailers and boats;
    3. Variances for signage (excluding off-premises signs);
    4. Six Month Delay of Enforcement under Section 12.2.6.7. for cease and desist orders from Neighborhood Inspection Services for violations filed under Categories 2.a. through 2.c.
  3. $200.00: For the following a fee of two hundred dollars shall be charged.
    1. Variances for major construction including residential, commercial and industrial buildings, additions to these structures, second use by right structures or ADUs, and garages;
    2. Variances from provisions or conditions of approved landscaping plans (excluding the requirement to provide landscaping);
    3. Six Month Delay of Enforcement under Section 12.2.6.7. from cease and desist orders from Neighborhood Inspection Services for violations filed under Categories 3.a. and 3.b.;
    4. Stay of Effective Date of Orders from cease and desist orders from Neighborhood Inspection Services for the operation of excess dwelling units, including second use by right structures.
  4. $300.00: For the following a fee of three hundred dollars shall be charged.
    1. Special Exceptions (use categories as determined by Zoning Code and Community Planning);
    2. Variances for violations created by zone lot amendments;
    3. Six Month Delay of Enforcement under Section 12.2.6.7. from cease and desist orders from Neighborhood Inspection Services for violations filed under Categories 4.a. and 4.b.;
  5. $400.00:
    1. Appeal of Administrative Decision under Zoning Code by Manager or staff of Community Planning, including all third party appeals of such decisions;
    2. Six Month Delay of Enforcement under Section 12.2.6.7. from cease and desist orders from Neighborhood Inspection Services for violations filed under Category 4.a.;
       

Permit Penalty Fee:   A fifty dollar ($50.00) fee will be assessed on appeals from orders when the applicant has taken action or done construction prior to obtaining the required zoning permit.
