Cherry Creek North Design Advisory Board meetings are open to the public.

Guide on How to Submit for Review to the Cherry Creek Design Advisory Board
In accordance with the Denver Zoning Code Section 12.2.7.2 new construction, exterior improvements, and signage projects are required to be submitted for advisory review comments by the Cherry Creek Design Advisory Board to support Staff’s review and approval for compliance with the Cherry Creek Design Guidelines and Standards. For projects within the Cherry Creek District Urban Design review is required in addition to the Zoning review.
Please follow the steps below to submit your Project for review by the Cherry Creek Design Advisory Board:
STEP 1. Prepare the Urban Design Package. Use the submittal checklists below to prepare the Urban Design package.
STEP 2. Prepare the application for a Zoning Use and Construction Permit. The application for the Zoning permit must be submitted either before or concurrently with the package for Urban Design review.
Please Note: The submittal requirements for Urban Design Review differ from Zoning permit requirements. You will need to upload two separate documents in your application: one that shows compliance with the Denver Zoning Code, and one that shows compliance with the Design Standards and Guidelines for Cherry Creek North. Some sheets/information may be used in both submissions.
STEP 4. Apply for Zoning Use and Construction Permit. Apply for zoning permit to create a record and upload Urban Desing and Zoning application materials.
Label each package to be uploaded with the following:
- CCN DAB submittal: " DAB Submittal Package_TenantName_Address".
- Zoning permit submittal: "Zoning Submittal _TenantName_Address". Please refer to the relevant Zoning Permit guides for the zoning submittal.
For major developments, a zoning permit application, as noted in this STEP, will not be required. The Project Coordinator assigned to the proposed development will provide guidance on how to create Urban Review (UD) record and submit for design review by the CCN DAB. A Concept review for the proposed major development is required before the project can be presented for review in front of the CCN DAB.
STEP 5. Assignment of Reviewers. Upon submission of the zoning application, the project will be assigned a LOG and ZONE record (e.g., 20XX-ZONE-000XXX and 20XX-LOG-000XXX). Please note these specific record numbers and include them, along with the project name and address, in all email correspondence. The submission will be assigned both a Zoning and an Urban Design reviewer, who will serve as the primary points of contact regarding the review status. Zoning and Urban Design reviews will be conducted concurrently but independently. A sign or project will not be scheduled for presentation to the DAB until city staff has verified that all zoning and submittal requirements have been met.
STEP 6. Review by the Cherry Creek Desing Advisory Board. The assigned Urban Design reviewer will notify the applicant listed on the submission when the project is ready to be presented to the DAB board for review and will coordinate CCN DAB review comments.
STEP 7. CCN DAB meetings are held on the second Wednesday of each month. Applicants are required to attend the meeting and should prepare a brief presentation on the proposed project. In-person attendance is encouraged, though virtual participation is also available. For more details, please refer to the General Meeting Information.
A Zoning Permit may be issued once both the Zoning and Urban Design reviews are completed.
Submittal Checklists for Cherry Creek Design Advisory Board Review
Tenant Signage Review
- A letter or memo from the owner or their leasing agent stating they have reviewed and approved the proposed sign(s) and sign location(s).
- A letter or memo defining the design intent of the project and states how the proposed development meets the Design Standards and Guidelines for Cherry Creek North.
- A map of the CCN area showing the location of your building.
- A photograph (or rendering) showing the building frontage in relationship to the surrounding buildings.
- Dimensions of the street frontage façade of the business requesting the sign.
- Colored and fully dimensioned drawings of all proposed signs.
- Manufacture’s scaled drawings and specifications for the sign including materials, mounting details and illumination.
- A colored photo simulation showing the sign(s) located on the building.
Exterior Improvements Review
- A letter or memo from the building owner or their leasing agent stating they have reviewed and approved the proposed building or façade renovation.
- A letter or memo defining the design intent of the project and states how the proposed development meets the Design Standards and Guidelines for Cherry Creek.
- A map of the CCN area showing the location of your building.
- A site plan showing the location of the building and all relevant site amenities.
- Photograph(s) or renderings showing the project location in relationship to the surrounding buildings. These photos should include the adjacent building elevations and any other existing development or features that could bear on the proposed development.
- Colored and fully dimensioned building elevations.
- Samples of proposed materials and colors.
Please note that the applicant must provide sufficient information for the Board to understand the project in the context of the neighborhood surrounds. The Board may request additional information to assist in their review.
Proposed Amendments to Existing Design Standards and Guidelines
Community Planning and Development is updating the current Design Standards and Guidelines for Cherry Creek to include the Cherry Creek West redevelopment in the document's purview. A public hearing was held on the proposed amendments Thursday, Nov. 21, 2024. The design standards and guidelines document will be updated soon to reflect the amendments.
