SECTION 1006 NUMBER OF EXITS AND EXIT ACCESS DOORWAYS
Section 1006.3.4 Single exits is amended by adding condition 6 as follows:
1006.3.4 Single exits. A single exit or access to a single exit shall be permitted from any story or occupiable roof where one of the following conditions exists:

6. Group R-2 occupancies containing or accessory to dwelling units shall be permitted to have a single exit provided that the following criteria are met throughout the building:
6.1. The building has no more than five stories above grade plane without an occupiable roof or four stories above grade plane with an occupiable roof and has no more than one basement.
6.2. There are no more than four dwelling units per story.
6.3. The building is of Type I, II or IV construction.
6.4. An automatic sprinkler system in accordance with Section 903.3.1.1 shall be provided throughout the building.
6.5. Travel distance from each dwelling unit entry door to the exit shall not exceed 20 feet.
6.6. The gross floor area of each story shall not exceed 6,000 square feet.
6.7. The width of the exit stairway shall be 54 inches.
6.8. Each dwelling unit shall have a minimum of one emergency escape and rescue opening that complies with Sections 1031.2.1 through 1031.6 and opens directly into a public way or to a yard or court that opens to a public way. At least one emergency escape and rescue opening per story shall be located on a side of the building not less than 15 feet or greater than 30 feet from the adjacent fire apparatus access road.
6.9. Corridors shall have a fire-resistance rating of not less than 1 hour and shall not be used for storage, including storage of deliveries, trash and recycling.
6.10. Exit stairway protection required by Sections 1023.2 and 1027.6 and elevator shaft enclosure construction required by Section 713.4 shall have a fire-resistance rating of not less than 2 hours regardless of the number of stories connected.
6.11. The exit stairway, and any associated exit passageway, shall only serve Group R-2 occupancies.
6.12. Electrical receptacles shall not be provided in an interior exit stairway, common corridor, or lobby.
6.13. Regardless of the stairway construction, automatic sprinkler locations in an interior exit stairway shall comply with requirements of NFPA 13 for stairways of combustible construction.
6.14. A manual fire alarm system and automatic smoke detection system that activate the occupant notification system in accordance with Denver Fire Code Section 907.5 shall be provided. Smoke detectors shall be located in common spaces outside of dwelling units, including, but not limited to, gathering areas, laundry rooms, mechanical equipment rooms, storage rooms, interior corridors, interior exit stairways, and exit passageways.
6.15. An approved sign mounted adjacent to the fire alarm control panel shall be provided that states “THIS BUILDING CONTAINS ONLY ONE STAIR”.
6.16. Where provided, interior exit stairway shall be a smokeproof enclosure in accordance with Denver Fire Code Section 909.20 and Section 1012.12.
6.17. Where provided, elevator shaft enclosure shall be pressurized in accordance with Denver Fire Code Section 909.21.
6.18. There shall be not more than two buildings, each provided with a single exit, per lot.
6.19 Overhead utility and power lines or tall landscaping shall not be located between the fire apparatus road and the emergency escape & rescue openings.
6.20 Emergency escape & rescue openings served from a yard or court shall be afforded a 5’x 5’ unobstructed area at ground level.
Section 1023.12 Smokeproof Enclosures is replaced as follows (subsections remain):
Section 1023: Smokeproof enclosures. Where required by Section 403.5.4, 405.7.2, 412.2.2.1 or 1006.3.4, interior exit stairways and ramps shall be smokeproof enclosures in accordance with Denver Fire Code Section 909.20.
FIRE CODE PROPOSED AMENDMENTS TO THE 2025 DENVER FIRE CODE
909.21 Elevator hoistway pressurization alternative is modified by replacing the first sentence as follows:

In all high-rise buildings or where required by Denver Commercial Building Code Section 1006.3.4, where elevator hoistway pressurization is provided in lieu of required enclosed elevator lobbies, the pressurization system shall comply with Sections 909.21.1 through 909.21.11.
