Design Review for Roofing

Landmark Preservation reviews applications for reroofing projects on all individual landmarks and properties within a historic district to ensure consistency with the appropriate design standards and guidelines.

Before you begin . . .

Is your project eligible for landmark quick review?

Reroofing projects that involve the same material, including size, shape, color and exposure, may be administratively approved through landmark quick review. This process is for minor work requiring permits but introducing little to no visible change to a historic structure or property. Applications must include information about the existing roofing material and color, and the proposed roofing material and color. Quick review applications are typically processed within a few business days of receipt provided that the applicable design guidelines and standards are met.

Reroofing projects that involve alternative materials, including synthetic versions of an existing roofing material, must be reviewed by the Landmark Preservation Commission.

Does your project have to comply with the Green Buildings Ordinance?

Denver's Green Buildings Ordinance applies to the following projects:

  • New buildings 25,000 square feet or larger
  • Roof permits for existing buildings 25,000 square feet or larger
  • Building additions 25,000 square feet or larger

Determine which design guidelines apply

Your location and type of project determines which design standards and guidelines you should follow. If you are unsure about whether your project is in a historic district, check the landmark and historic districts map.

In certain neighborhoods and historic districts, additional customized design guidelines may apply.

Required documents

Design review applications must adequately describe the project and provide sufficient information to evaluate the proposal. Documentation must clearly illustrate the existing conditions as well as any proposed work.

All applications for reroofing projects must include the following information:

All applications must include information about the existing roofing material and color, and the proposed roofing material and color.

Photos

Photos of existing conditions showing proposed roof and building are required and must be:

  • In color
  • Labeled with direction and orientation to the street
  • No smaller than 4"x6" in size (or between 1024 x 768 pixels and 1280 x 960 pixels)
  • Arranged on one or more sheets within the drawing set (PDF format), with each image clearly labeled

Materials

All reroofing projects must provide:

  • Manufacturer cut sheet of all proposed roofing materials
  • Photos of existing and proposed roofing materials
