This webpage provides general information on the City and County of Denver's rules for interior prep demolition permits. This is for interior demolition work which will be phased prior to the construction of an upcoming remodel. This is an option for projects where the design is not ready for permit submittal, but demolition would be necessary for safety or would be helpful to understand the scope of work. Review the following information before applying for a non-structural interior prep demolition permit.
Examples of projects which may utilize this type of demolition are:
- Removal of fire- or flood-damaged finishes.
- Investigative drywall removal to understand existing structure size and location.
- Preparing for a “white boxing” remodel of an office/retail space.
An interior prep demolition permit has the following limitations:
- Only non-structural demolition is permitted.
- Any existing fire suppression systems must be maintained.
- Patch back work is not permitted.
- Demolition or alteration of rated walls, ceilings, and assemblies is not permitted.
- Required egress elements, such as doors, stairs, ramps, etc., may not be altered.
If an applicant is applying as a homeowner, they are required to submit a Homeowner (owner-occupier) permit (Homeowner (owner-occupier) permit requirements ). No other documents are required for non-structural, interior prep demolition permits.
