New Affordable Community Breaks Ground in Central Park Neighborhood

Northfield Flats to provide 129 income-restricted apartments for low- and moderate-income households
More affordable housing is coming to Denver as the Department of Housing Stability (HOST) today celebrated the groundbreaking of Northfield Flats in the Central Park neighborhood. Located at 4545 Xenia St., adjacent to the Shops at Stapleton, the project is anticipated to open in late 2024.
“Every affordable home added to our community is a new opportunity for someone who needs it to help build their future here in Denver,” Mayor Michael B. Hancock said. “Projects like Northfield Flats make a tremendous difference for hard-working residents and families, and we’re proud to help make this possible thanks to Denver’s Affordable Housing Fund.”
Developed by Mile High Development and Brinshore Development, Northfield Flats will offer rental units ranging from one to three bedrooms. All units will be income restricted for individuals at a range of low- and moderate-income levels, up to 80% of the area median income (AMI). Nearly one-third of the units will be affordable for households at or below 30% AMI.
“The City of Denver should be recognized for helping to create affordable housing in areas of opportunity with good access to transportation, jobs and quality schools,” said David Brint, CEO of Brinshore Development.
“Northfield Flats is the ideal type of location for an affordable housing project, given its accessibility to jobs, schools, parks, and easy access to the A Line Central Park Station,” said George Thorn, President of Mile High Development. “Also, the retail support within the Shops at Northfield provide grocery shopping at Target, and a variety of other shops, all with easy pedestrian access from Northfield Flats.”
The five-story development will comply with National Green Building Standards with an assortment of sustainable features incorporated in the overall building design. Amenities include a two-story community room, fitness area, computer center, and outdoor patio space with barbeque grills and seating. The development location offers easy access to high-frequency bus lines and the Central Park Station commuter rail.
“Today we continue to ensure that Central Park offers a wide range of housing stock to serve Denverites from all walks of life. We’re excited to add these units to the community and welcome our newest neighbors,” said City Councilman Christopher Herndon.
Northfield Flats will begin leasing in summer of 2024.
Utilizing Denver’s Affordable Housing Fund, HOST is providing $4,515,000 in gap financing for Northfield Flats. Other public finance partners include the Colorado Department of Local Affairs and the Colorado Housing & Finance Authority.
Northfield Flats is the latest city-supported affordable housing development to begin construction in Denver. A total of 1,950 affordable units that have received city financing are currently under construction at 34 sites throughout Denver. An additional 599 income-restricted units are in the planning stage.
Denver recently surpassed the 26,000-mark for affordable homes, and Northfield Flats helps add to this momentum. There are now 26,358 income-restricted housing units citywide, including rentals and homeownership units. Learn more about this inventory at the Denver Affordable Housing Dashboard.
