The Denver Sheriff Department executes the sale of real estate by court order. All sales are conducted at 10 a.m. on the front steps of the City and County Building located at 1437 Bannock St., Denver, CO 80202.

Please come to any bidding opportunities fully prepared. To make sure you arrive with everything you need, review the below details for programs and services and competitive bidding.

Send all papers for service, payment, and civil processes to the Civil Division address on the Foreclosure Auctions page.

  • Bidders are required to have cash or certified funds in the amount of the plaintiff's initial bid, plus one dollar, at time of sale.
  • The successful bidder will have until 2 p.m. the day of the sale to submit any additional funds to the Denver Sheriff Department Civil Unit.
  • Sales may be cancelled or continued up to the time of sale.
  • Original documents may be viewed at the Denver Sheriff Department Civil Unit. 
  • Certificates of Purchase are executed and recorded no later than five business days after the sale. 
  • Sheriff Confirmation Deeds are executed and recorded, subject to the right of redemption, no earlier than 10 business days and no later than 15 business days after title vests.
  • Certified funds must be payable to the Denver District Court or as indicated in the sales list.
  • Sales in bankruptcy will be removed from the pending sale list.
  • Plaintiff bid numbers will be posted by the end of the business day on Tuesday, the week of the sale.


A Deputy Sheriff Sergeant or staff member, from the Denver Sheriff Department Civil Unit, will be conducting the Sheriff Foreclosure sales. Arguing with the Deputy Sheriff, or any staff member, will not be tolerated. The Deputy Sheriff or staff member may, for good cause, exclude individuals from a sale.

Bidders will be required to register at the time of sale and each bidder will be assigned a bidder number. Oral bids will be taken in the order of the assigned bid numbers. If a bidder passes, that bidder is considered to have withdrawn from the sale.

Any legal objections must be directed to the Denver District Court.

If the borrower believes that a lender or servicer has violated the requirements for a single point of contact in section 38-38-103.1, or the prohibition on dual tracking in section 38-38-103.2, the borrower may file a complaint with the Colorado Attorney General, the CFPB, or both, but the filing of a complaint will not stop the foreclosure process.
