Hearings have Resumed in Semi-Virtual Platform May 19, 2020
We have resumed BOA hearings on May 19, 2020. In response to the Covid-19 pandemic, we are modifying several of our hearing policies. Please see the Information Sheet for hearing policies.
One of the largest changes is that the BOA will now be conducting hearings with a virtual attendance option in an effort to promote social distancing. We have been using Cisco Webex but we will be switching to Zoom on September 1, 2020. Physical attendance is still an option at the Webb Municipal Bldg., room 2.H.14, but we encourage virtual attendance. Please see the Information Sheet for information on how to join the virtual meeting or follow the web link through our Current Docket page.
If you plan to attend virtually, please attend a Zoom demo prior to the hearing to ensure you can participate. Demos will be held between 11 am - noon every Friday. The link for the Zoom demo will also be on the Current Docket page.
Another change is that we will now require any documents including exhibits and letters of support or opposition to be submitted no later than 8:00AM on the Monday prior to the Tuesday hearing. This will allow us to ensure that Board members, City staff, Appellants, and any interested parties will have digital access to all submitted materials. Thank you for your patience and understanding. Due to the ongoing concerns surrounding the COVID-19 virus, the Board of Adjustment will primarily operate online rather than in person, beginning Wednesday, March 18, 2020. We apologize for any inconvenience this may cause, but we believe this is a responsible way to protect our staff and the public health of the residents in our community. We believe we can address customers’ needs through email correspondence and we will do our best to ensure our office continues to operate despite the novel coronavirus concerns. The Board's sole duty is to hear and decide cases regarding the Denver Zoning Code. The types of relief that the Board may grant are summarized on the File a Case page under the Available Relief Under the Denver Zoning Code tab.
The Board meets Tuesday mornings in a semi-formal proceeding open to the public in the Hearing Room (2.H.14) located on the second floor of the Webb Municipal Building at 201 West Colfax Avenue.
It is improper to contact any of the Board Members concerning an appeal outside of the public meeting, and to do so may result in one or more of the members recusing from the appeals hearing.

NOTE: The Board of Adjustment's archival case records between 1925 and 1956 will be moving to the Western History division of the Denver Public Library. They will be catalogued, processed, and made available to the public at a future date. Any questions can be directed to the Western History division of the Denver Public Library.
On May 12, 2020, the Board of Adjustment adopted Emergency Rules to allow hearings to proceed with semi-virtual attendence.
After more than 20 years with no changes, the Board’s Rules of Procedures have been updated to reflect the Board’s current practices and the new Zoning Code. Attached is the final draft of the revised Rules.

Charlie Young has been appointed as a full time Board member, with a term of service beginning on February 10, 2020. Jose Aguayo has been appointed to serve as an alternate Board member, with a term of service beginning on February 10, 2020.
