The Certificate of Non-Historic Status officially declares a building as non-historic at the local level. This status provides property owners with increased certainty in the demolition process. A Certificate of Non-Historic Status allows a demolition application to be processed without further review by Landmark Preservation for five years.
Properties without a certificate must undergo a demolition review by Landmark Preservation staff, who will determine whether the property has potential for historic designation. Landmark Preservation staff performs these reviews within 10 business days of application submission, per city ordinance. These reviews involve historic research and evaluations by city staff, as dictated by adopted policy. Applications are reviewed in the order they are received.
For certificates issued as part of a general development plan under the zoning code, the certificate shall be valid for up to 10 years.
To apply for a Certificate of Non-Historic Status, the property must not be:
Research the property. Check with the Landmark Preservation staff to make sure there is no pending application for designation of the property.
Use the historic landmarks / districts mapping tool to the right to determine if your property is a landmark structure or located within a historic district.
Landmark Preservation staff performs reviews of complete applications within 10 business days of application submission. Applications are reviewed in the order they are received.
If the Landmark Preservation staff determines the property does not have potential for landmark designation, staff will issue a Certificate of Non-Historic Status within 10 business days.
Potentially Historic Properties
If the Landmark Preservation staff determines the property has potential for historic designation, a notice will be posted on the property for 21 calendar days.
|NOTE: In cases where landmark designation process is initiated, the Certificate of Non-Historic Status would be issued if the City Council has not designated the property within 120 days, from the date the Certificate of Non-Historic Status is received.|
