Zoning code update strengthens notice requirements for rezonings

Text amendment calls for nearby property owners to be notified by mail of potential change 

The Denver City Council held a public hearing and approved a Denver Zoning Code update sponsored by Councilman Rafael Espinoza that provides additional notifications to neighboring property owners during the rezoning process at its meeting Monday, June 18. 

Previously, when the city received a complete rezoning application, it notified the registered neighborhood organizations whose boundaries encompass or are located within 200 feet of the proposed rezoning, first at the time the application is received and again ahead of the Planning Board public hearing on the rezoning. Under this change, in keeping with Community Planning and Development's goals for transparency and outreach, the city will also notify by mail all property owners within 200 feet of the proposed rezoning at both of these steps.
