Request For Qualifications: Construction Manager General Contractor (CM/GC) Services Wastewater Building Improvements

A Pre-Submittal Meeting and subsequent tour will be held on October 21, 2019 at 10:00 AM in the 4th Floor Conference Room, Denver Wastewater Management Building, 2000 West 3rd Avenue, Denver, CO  80223. Interested firms are encouraged to attend and a site tour will be held after the meeting. Firms are responsible for any information conveyed at this meeting.

General Statement of Work: The City and County of Denver (City) is soliciting Requests for Qualifications from qualified firms to provide Construction Management/General Contracting services to renovate the Wastewater Building located at 2000 W 3rd Ave, Denver, Colorado.  The goal of the project is to perform an interior renovation of the building and required code, ADA and LEED improvements.  The work is to occur in an occupied facility and could be a multi-phased project based on the availability and capacity of temporary swing space and budget. Should the City choose to continue to work with the selected firm through the construction phase, then a separate CM/GC agreement will be signed.

Minority and Women Business Enterprise Participation: The project goal of 25% must be met with certified participants as set forth in Section 28-60(b).  The successful proposer must be prepared to submit a Compliance Plan after the conclusion of the solicitation process, as a component of CM/GC contract negotiations and award.

Prequalification Requirements: Each proposer must be pre-qualified in Work Category: 2B-General Building - Occupied Building at a Financial Level of $6,000,000.  If not already prequalified, the prime Contractor must have submitted a prequalification application a minimum of ten (10) calendar days prior to the submittal due date.  Prequalification applications must be submitted to the Department of Public Works, Prequalification Section, 201 W Colfax Ave, Dept. 614, Denver, Colorado 80202.  To view the Rules and Regulations and to obtain a prequalification application, please visit our website at or call 720-865-2539 for prequalification information ONLY.

Prevailing Wage: Contracts for construction, reconstruction, and remodeling are subject to the City prevailing wage rate requirements established pursuant to Section 20-76, D.R.M.C.

As the City’s best interests may appear, the Executive Director of Public Works reserves the right to waive informalities in, and to reject any or all, submittals.
