Zoning Verification or Compliance Letter

Development Services provides research for any property located within the City and County of Denver.  You can obtain this information by requesting a Zoning Verification and Compliance Letter.

Zoning Verification Letter:
A letter stating the zone district for a property within the City and County of Denver.  There is no fee for this service. 

Zoning Use Verification Letter:
A letter that clarifies whether a use in question is a permitted use in the zone district for a property within the City and County of Denver. There is no fee for this service.

Zoning Bank Letter:
A letter that includes zone district confirmation and compliance information. There is a $50 fee per parcel address for this service due to the time needed to research and/or perform inspections.

What may be included (letter content will vary depending on the availability of zoning records for a specific property):

  • Confirmed zone district, including any applicable overlay zone district (e.g., conservation, design, airport influence)
  • Existence of an approved or recorded regulatory plan (PUD, GDP, PBG, SDP)
  • Landmark status of the subject property and/or structure(s)
  • Any active/open zoning violation cases 
  • Confirmation of variances 
  • Confirmation of special reviews (such as a conditional use/ZPIN/ZPSE) applicable to the zone lot
  • Statement of rebuild rights 

A Zoning Bank Letter will NOT include:

  • Confirmation of ROW widening, utility or other easements, addressing, building permits or certificates of occupancy, building or fire code violations 
  • Validation of dimensions of zone lot, property line location, or total land area of zone lot 
  • Copies of all approved zoning permits (customer should make a Zoning Records Request by email or in person and provide the address for the specific zone lot/property. There may be a charge for the request depending on time required to compile records.) 
  • Legal status of structures, if known (conforming, compliant, or nonconforming) 
  • Legal status of permitted use(s), if known (conforming, compliant, or nonconforming). Staff analysis and conclusion whether such building(s) may be rebuilt “as was” in the case of a fire or other involuntary destruction. 
  • Zone lot verification (legal status of zone lot as conforming or nonconforming) 

Zone Lot Verification Letter:
A letter that verifies the zone lot, or the land designated as the building site for a structure, or the land area occupied by a use or structure. A zone lot may comprise more than one assessor’s parcel; likewise, one assessor’s parcel may contain more than one zone lot. There is a $50 fee per parcel address for this service.

Zoning Compliance Letter:
A letter that includes zone district confirmation, compliance information, whether or not the property can be rebuilt and / or zoning research. There is a $50 fee per parcel address for this service.

To Request a Letter

  • Complete the Zoning Verification/Compliance Letter Request Form (PDF)
  • Pay the fees
    • Make checks payable to "Manager of Finance"
    • Include a copy of your request with payment
  • Please include any specific questions concerning the information you wish to receive with your request

The targeted turn-around time for most requests is 30 days. Due to current high volume, turn-around times may be longer. Please contact zoning administration at 720-865-3000 with any questions regarding this service.
